It is also the reason a new domain cannot buy it — the signals it rests on are accumulated, and Google's confidence in a source grows with a track record it can actually observe.
An example: a physiotherapy practice that does not merely publish one 'physiotherapy' page but maintains well-researched articles on back pain, sports injuries, rehabilitation, exercises and prevention — and links them sensibly — is more likely to be read as an authority on the whole subject, and ranks more broadly as a result. The individual pages may be modest performers on their own; the network around them is what lifts the domain. That is why the last article in a cluster often improves the rankings of the first.
